The Floating Community Manager is a dynamic, adaptable leader who oversees day-to-day operations at various properties across an assigned region. This role ensures high occupancy, optimal financial performance, and a consistently outstanding resident experience while upholding Rutherford's brand and operational standards.
Key Responsibilities

Serve as interim Community Manager during acquisitions, manager absences, or other transitional periods.

Rapidly integrate into diverse property environments and provide leadership to on-site teams.

Monitor and improve leasing performance, occupancy rates, revenue growth, and resident retention.

Conduct property inspections to ensure compliance with maintenance, curb appeal, and safety standards.

Oversee leasing and renewal strategies that align with market conditions and financial objectives.

Manage property financials, including budgets, expenses, collections, and delinquency control.

Implement marketing and outreach initiatives tailored to individual property needs.

Ensure compliance with company policies, procedures, and Fair Housing regulations.

Maintain excellent resident relations, responding promptly to concerns and promoting retention.
Qualifications

Minimum 3 years of property management experience; floating or multi-site experience preferred.

Solid understanding of Fair Housing laws, eviction procedures, and property operations.

Demonstrated ability to quickly adapt to new teams, systems, and community needs.

Strong leadership, decision-making, and conflict-resolution skills.

Proficiency in Google Suite, Microsoft Office (Excel, Word, Outlook), and property management software (e.g., Entrata).

Willingness and ability to travel frequently within assigned regions, sometimes on short notice.
